Double glazing installation, step by step
Short answer
Double glazing installation starts with a survey to measure each opening, then the frames are made to measure. On fitting day each old window is removed, the new frame is fixed level and square, the sealed glass units are glazed in, and the gaps are sealed inside and out. A few windows are usually one day's work; a whole house takes longer.
The survey
Every window is measured individually, because openings that look identical are often a few millimetres different. The surveyor also checks the condition of the brickwork and lintels, how the existing frames are fixed, whether any rooms need escape windows, and where safety glass is required, such as low panes and glass near doors. This is when you choose the style, opening arrangement, colour and glass.
What happens on the day
Windows are replaced one at a time so rooms are not left open for long:
- Dust sheets down and furniture moved back from the windows
- Old sashes and glass removed, then the old frame cut out
- Opening cleaned and checked, cavity closed where needed
- New frame set in place, packed level and square, and fixed into the wall
- Sealed double glazed units glazed in and the sashes adjusted
- Outside sealed with a weatherproof bead and inside edges finished
How long it takes
A handful of windows is typically finished in a day. A full house of windows usually runs over two or more days depending on the number of frames, bays and access. Bay windows, awkward access or openings that need making good add time. Your fitter will give you a realistic plan at the survey.
Building regulations and paperwork
Replacement windows in England must meet building regulations for energy performance, safety glass and escape. Using a FENSA registered installer means the work is self certified and you receive a certificate, which you will need when selling the house. Getting your home ready
Take down curtains, blinds and anything on the window sills, move fragile items away from the windows and clear a path from the door. Tell us about alarm contacts on windows. Our own fitters, never subcontractors, carry out the work, and we clean up and take the old frames away when we finish.
Choosing the right frame style for each room
Installation is also the moment to rethink how each window opens. Casement windows suit most rooms; tilt and turn windows give secure ventilation and inward cleaning upstairs; bay and bow windows add space and light to a front room. Rooms used for sleeping need an opening large enough for escape, and bathrooms normally need obscure glass.
Matching the frame colour and sight lines across the house keeps the outside looking tidy even when different rooms use different opening styles, so it pays to plan the whole house at the survey rather than window by window.
After the fitters leave
Once the windows are in, each one is opened, closed and locked in front of you so you know how the handles and any trickle vents work. Keys for lockable handles are handed over. It is normal to notice a slight smell from sealants for a day or so, and any fresh mastic outside should be left alone while it cures.
Aftercare is simple: wipe frames with warm soapy water, keep drainage slots in the bottom of the outer frame clear, and give hinges and locking points a little light oil once or twice a year. If a sash starts to drop or a handle stiffens, it can usually be adjusted.
