How much do new windows cost, per window and per house?

Window pricing feels deliberately opaque, and to be fair to the buyer, sometimes it is. The way out of that is to understand that a window is priced as a set of choices rather than as an item, and that two of those choices, the number of opening sashes and the frame colour, account for most of the variation people find surprising.

    The short answer

Our replacement windows start at £450 per window fully fitted, including A-rated glass, multi point locking, removal, disposal and making good. A typical three bedroom semi with eight to ten openings lands in a band rather than at a fixed number, because opener count, glass and colour move each window separately.

What £450 fully fitted actually buys

That is a real small to medium window, A-rated, with a warm edge spacer, argon fill and multi point locking, fitted by our own team. It includes taking the old window out, disposing of it, sealing and making good the reveal, and the certificate at the end.

It is worth stating what it does not include, because that is where quotes diverge. It does not include a bay, which is a structural job, and it does not include a sliding sash or a flush profile, which are different products with their own starting prices.

    WindowFrom price, fully fitted
    uPVC casement£450
    Flush casement£520
    Tilt and turn£560
    Triple glazed casement£610
    Sliding sash£780
    Aluminium£890
    Bay, three facet£1,850

Why per house is a band and not a number

A house is not a multiple of one window. Bedrooms need escape sized openers, bathrooms need obscure glass, a front bay is a structural operation and a landing window may be fixed and cheap. Add those together and two identical looking semis on the same street can differ by a four figure sum.

The useful thing to ask for is one fixed written figure for the whole job after a measured survey, itemised so you can see which openings carry the cost. We will happily strip an opener out of the specification if you never use it.

    • Number of openings, and how many of them actually need to open
    • Whether a bay is included, which is priced as a structural job
    • Glass upgrades such as acoustic laminate, solar control or obscure
    • Colour, since a foil or a powder coat adds to every unit
    • Access at the rear, scaffolding, and whether there is parking

Where to spend and where to hold back

Spend on the front elevation, because it is seen from the street and it is where a flush profile or a correct bar layout earns its money. Spend on glass in rooms with a specific problem, a road, a west facing glare, a bathroom overlooked by a neighbour.

Hold back on opening every light out of habit, on triple glazing in a sheltered mid terrace, and on decorative details at the rear that nobody will ever look at.

Get your actual number, not a range

A free measured survey gives you one fixed written figure with every opening itemised, so you can see where the money is going.
